Crazy Water Hotel

The Crazy Water Hotel is a 166,000 square foot hotel originally built in 1927 in Mineral Wells, Texas. The Hotel is built atop the so-called “Crazy Well,” a locally renowned source of healing waters and folklore. According to legend, the well has healed insanity and all manner of ailments. The Crazy Well’s curative powers brought crowds of visitors that the hotel was constructed to accommodate. Illustrious guests made pilgrimages to the Crazy Water, from Judy Garland to Conrad Hilton. The Hotel grew to accommodate over 200 rooms, a grand lobby, and a glass-enclosed ballroom opening onto a rooftop garden. However, declining interest in the therapeutic benefits of mineral waters had decimated the town’s tourism by the 1940s. Today, the Crazy Water Hotel has been restored to its former glory while embracing modern needs. Its rooms are set to be rehabilitated into 55 market rate apartments, 21 Airbnb units, and 19,000 sf of retail, meeting and event space. Mercantile Commerce Building

The Mercantile Commerce Building is located at 1712 Commerce Street in Dallas and is part of the Foss Texas 2015 Fund. As part of the historic rehabilitation, the former office tower was converted into a 244 room Residence Inn and a 244 room AC Hotel by Marriot. Both hotels are owned and managed by NewcrestImage. The project includes 6,000 square feet of retail space on the ground floor and the hotel lobby and front desk are on the 22nd floor, overlooking the Dallas Skyline. St. Anthony Hotel

The St. Anthony Hotel is the featured project of the Foss Texas 2015 Fund and it was also one of the first project’s to receive a bridge loan from Foss Bridge Credit, LLC. The St. Anthony opened in 1909 and for many years it was the most prominent hotel in San Antonio (the business plan for Southwest Airlines was famously created in the hotel’s bar). After years of deferred maintenance, San Antonio based development firm BC Lynd Hospitality purchased the hotel in 2012 and began a $60 million renovation project to return the hotel to prominence. Construction was completed in May 2015 and the hotel now contains 277 hotel rooms, 30,000 square feet of ballroom space, a high end restaurant, and a rooftop pool. Established in late 2014, the Texas Historic Preservation Tax Credit Program went into effect on January 1, 2015.
